Get to know eXp Realty

Founded in 2009 by Glenn Sanford, eXp Realty is a cloud-based real estate brokerage with an agent community across the United States and international markets. Its model brings brokerage services, education, collaboration, and business resources together through connected online platforms.

For agents, that creates a choice of how to build: operate an individual business, lead an established team, or join a team offering local leadership and support. The brokerage relationship and the team relationship serve different roles, so it helps to understand both before making a move.

eXp's appeal includes flexibility, professional development, a wider network of agents, and opportunities to participate in equity and revenue-share programs under their respective terms. Your market, business plan, and working style should guide the decision.

eXp Realty commission splits, caps & fees

This is a U.S. overview. eXp's general brokerage split is 80% to the agent and 20% to the brokerage until the applicable annual company-dollar cap is reached. The standard full cap is $16,000. Eligible team members may elect a reduced cap through an approved team structure.

After capping, agents retain 100% of their commission share for the remainder of their anniversary year, subject to applicable transaction and other fees. Team-leader splits and any mentoring obligations are separate from the brokerage split.

See an example: brokerage split versus team split

Assume a $10,000 gross commission, an agreed 25% team-leader split, and an uncapped team member on the general 80/20 brokerage split. The team agreement allocates $2,500 to the leader and $7,500 to the member. The member's 20% brokerage contribution is $1,500, leaving $6,000 before other fees and expenses. The leader's brokerage contribution is calculated separately on the leader's share.

Illustration only. This example assumes no outside referral or mentoring split and does not quote Team RDP's compensation terms. Actual team agreements and applicable caps determine the result.

Compare eXp team structures & splits

Researching small teams, standard teams, or Mega ICON teams? The current U.S. guide organizes the options as Full Cap, Half Cap, and Quarter Cap teams. Compare the current structures below when evaluating the fit for your business.

U.S. team comparison — annual company-dollar caps
Current guide team name Leader cap Member cap options Required minimum average team-leader split
Full Cap Team $16,000 $16,000 None
Half Cap Team $16,000 $8,000 or $16,000 15% from reduced-cap members
Quarter Cap Team $16,000 $4,000, $8,000, or $16,000 25% from reduced-cap members

Minimum size and initial qualification: Full Cap: leader + 1 member; no production threshold. Half Cap: leader + 1 member; $6 million closed volume or 30 closed units in the prior 12 months. Quarter Cap: leader + 10 reduced-cap members; $40 million closed volume or 140 closed units in the prior 12 months.

Quarter Cap teams do have a $56,000 company-dollar guarantee for requalification; the leader pays any shortfall. Full Capping Quarter Cap Team Member production does not apply towards the guarantee. Reduced-cap members cannot earn ICON.

The 15% and 25% requirements above are average team-leader split requirements for reduced-cap members. Your actual compensation agreement may specify different splits. Team approval, documentation, cap elections, and ongoing requalification are governed by eXp's current policies.

The ICON Agent program & ownership opportunities

PERFORMANCE & CONTRIBUTION

What is eXp ICON?

ICON recognizes agents who satisfy the program's production requirements and contribute to the eXp community. Eligible agents can receive up to $16,000 in stock awards under the program's production and cultural criteria.

Full-cap team leaders and full-cap members may qualify when they meet the other program requirements. Reduced-cap team members are not eligible. Stock awards have participation and vesting conditions; reaching a cap by itself does not complete the ICON requirements.

Stacy Johnson is a multi-year eXp Realty ICON Agent. Her experience provides a practical starting point for discussing the program and how it may fit your own goals.

A LONGER VIEW OF YOUR BUSINESS

Equity & revenue share

eXp offers equity opportunities connected to qualifying production milestones and other program achievements. Review award terms, eligibility, and vesting when comparing the model.

Revenue share can provide eligible sponsoring agents compensation tied to qualifying production within their revenue-share organization. It is funded from eXp's company share of commission. Sponsorship and membership on a local sales team are separate relationships.

Income, revenue share, and stock value vary. They are not guaranteed. Read eXp's income disclosure for typical results, costs, and program context.

Training, technology & support for your next stage

Evaluate the resources you will actually use every week. The right fit includes education, systems, and access to people who can help you put a plan into practice.

Real estate career & brokerage FAQs

Can I join eXp without joining Team RDP?
Yes. You can explore eXp as an individual agent or move your existing team to the brokerage. A local sales-team agreement is a separate decision. Contact Stacy to discuss the brokerage and any sponsorship questions.
Can I bring my existing real estate team to eXp?
eXp offers approved team structures with different caps and compensation requirements. Review the comparison above, then discuss your roster, production, markets, and current systems so the appropriate team structure and transition can be evaluated.
Which eXp structure fits a small team?
The Full Cap Team structure has no production threshold and starts with a leader plus one member. Everyone retains a $16,000 company-dollar cap. Compare that with the qualification and reduced-cap options for Half Cap and Quarter Cap teams.
Are team splits included in eXp's 80/20 brokerage split?
The team-leader split and the brokerage split are separate. Compensation is allocated under the team agreement, then each agent's applicable brokerage contribution is calculated on that agent's share until the applicable cap is reached. Other fees and program obligations may apply.
Can reduced-cap team members earn ICON?
Reduced-cap team members cannot earn ICON. Full-cap team leaders and full-cap members may qualify when they satisfy the program's other requirements.
Is Team RDP hiring new and experienced agents?
Yes. Team RDP is currently hiring new and experienced real estate agents in Arizona and Southern California. Contact Stacy directly to schedule your discreet interview and discuss your market, goals, and experience.
What should I compare before changing real estate brokerages?
Compare the full cost of doing business, support, training, technology, cap structure, and any team compensation agreement. Also review how active transactions, listings, licensing, and MLS access will be handled with your brokers before setting a transition date.
